Overview of the role:
The Assistant Projects Manager is a pivotal role responsible for the day-to-day planning, coordination, and execution of a diverse portfolio of projects within the shopping center. This includes tenant expansions, unit splits, new unit creation, mall refurbishments, and area renovations.
What you will do:
- Develop and maintain detailed project plans, schedules, and budgets for all assigned works. Coordinate interdependencies between multiple concurrent projects and the center's daily operations.
- Responsible for establishing SLAs and KPIs of the outsourced contractors and track performance levels of the contractor providing soft services against set KPIs and SLAs by routinely assessing performance against checklist, identifying defaults or shortcomings in service levels, and based on same prepare necessary report for management.
- Directly manage relationships with tenant contractors and appointed vendors for fit-out, expansion, and renovation projects. Ensure all contractor activities comply with mall standards, regulations, and approved methodologies.
- Ensure all projects have complete and approved documentation prior to commencement, including drawings, method statements, risk assessments, permits (NOCs), and insurance certificates. Maintain meticulous project files.
- Conduct regular site inspections to monitor progress, quality of workmanship, and adherence to approved specifications. Proactively identify and resolve on-site issues.
- Plan and execute all project works with a core focus on minimizing disruption to trading, customer experience, and center operations. Manage hoarding, signage, noise, and logistics effectively.
- Be the on-site champion for HSE standards. Ensure all work is carried out in strict compliance with center and local authority safety regulations. Conduct safety briefings and audits.
- Track project expenditures against budgets, review contractor payment applications, and report on financial status. Provide regular, clear progress updates to the Senior Operations Manager.
- Manage the project snagging and defect rectification process. Ensure successful operational handover of completed projects, including the submission of asbuilt drawings and operation & maintenance manuals.
Required Skills to be successful:
3-5 years' relevant experience in a Shopping Centre/Mall/Real Estate especially with some background in Civil Defense Service would be highly advantageous.
What equips you for the role:
• University Graduate in Engineering, Bilingual (English and Arabic speaking skills desirable)
• Architect or Civil Background is a Must.
• Experience in facility management, maintenance planning, and safety protocols
• Strong organizational, budgeting, and project management skills
• MBA in Management or related field is preferred. MBA - PMP - FMP
